Structurally Sound: Project Planning & Management


  The mass renovation of a Kahala beachfront home, as seen in our June issue, was only successful due to the combined effort of the several vendors and specialists working on the project. Its success should also be contributed to the well-organized project management team of Kato & Associates that helped keep this long-term project in motion. As contractor Alex Dean points out, you need structure to build a structure.
 
Hiroshi Kato, principal broker of real estate firm Kato & Associates, knows all about the careful skill and communication that goes into managing a mass renovation project. As the representative of the homeowner of the Kahala beach house, Kato had to coordinate the budget and construction schedule, and create a conceptual remodeling plan for the homeowner’s appro
val. The goal of his project management team was to fully understand the homeowner’s deproject-planning-managementsires and communicate that to the contractor, architect and other building professionals.
 
Kato also says project management is very important in Hawaii. Facilitating the homeowner’s wishes with the p
racticality of their environment is a necessary measure. “When considering design aspects to incorporate in Hawaii homes, we always think about Hawaii’s climate, culture and environment,” explains Kato. “We try to use as many natural energy sources in the design as possible, such as the direction of the sunlight and trade winds.”
 
With coordination and communication, the end result of a project is success. “It is very important to have a project manager onsite during the construction, because they fully understand the owner’s interest,” he says.
